Capacity and Concept Study

Our practice has carried out a capacity and concept study for Naked House Community Builders CIC to support their discussions with Lambeth council to create fourteen affordable homes on a backland site. As a not-for-profit developer, Naked House aims to provide truly affordable living space by stripping their schemes back to the essentials required for a quality home.
Located on a neglected leafy plot in Lambeth next to a council-owned block of flats, Erbar Mattes designed a simple framework of walk-up cores and internal private stairs, shaping a straightforward volume, sensitive in its response to the particular urban grain, overlooking issues, scale and atmospheric qualities of a site surrounded by full-grown trees.
The building can accommodate a variety of minimum space standard-compliant unit sizes, from one bed flats to maisonettes and single storey family units, all based on the same layout and fit-out principle. The chosen core layout allows the creation of unconventional large open plan three bed units without the requirement for protected halls through the provision of a second fire escape route.
The fit-out of the bare-bone units, decided upon by the prospective residents, is carried out within the logic of the proposed stair core layout. The internal private stairs of the maisonette units are located within double height spaces offering generous views into the neighbouring mature trees.
